Chill out, enjoy the kids while they are young and don’t bite off more than you can chew” where would you put me?

I've always enjoyed my job, but always felt deep down that I eventually wanted out of the "Rat Race" and to become my own boss and control my financial destiny.Well, let's just say that I was recently re-inspired to take some action towards this dream of F.I. and to breathe some life into my RE business. 

It doesn't seem to have enjoyed great appreciation, as you pointed out.  

Outside of working I enjoy running, biking.

Just an easy tip: why not wait 5-7 yrs to have kids so you can actually enjoy them when you are “financially free?”

I enjoyed reading your story thus far. 

Aside from my thirst for knowledge I enjoy things like mountain biking, hiking, golf, disk golf, skateboarding, snowboarding, and well pretty much anything that challenges me physically and mentally.

It just wasn't a strategy I personally enjoyed, as I don't favor relying on others in order for me to construct a deal and get paid.

I really can't speak to how much demand your unique property would garner in your market, but I agree with the rest of the field here that if you have something unique, people will likely enjoy a visit if priced right.
