First rental purchase.Quite a few years ago one of our customers offered to loan us money to buy the building our auto repair business is in.

We buy/hold and rent out our SFR/Duplexes/Multifamily Properties.We use 'Classes' for our 'Customers' (Tenants) to help separate and sort the data.

i talked to banks and got denied, and credit card and got denied. i know the solution is getting a job. but till than if i were to find a house that was a great flip how would i find the money?

OR (and, now that I think of it, this might be the simplest and best solution,... just thinking as I write, lol) perhaps they would be happy to just go ahead give you mortgage secured by your current investment property (cash out refi) if you were to guarantee to use the money to pay off the credit cards.

After leasing the property for at least 6 months I should be able to apply for a conventional loan and have to put little (if any) additional money into the deal due to the forced appreciation.To me, this solution would be similar to taking the property subject to but without the owner having to give up the deed to the property.

-All the signing is done online and their customer service was easy to deal with and helped me along the process.Overall - I'm satisfied.

Like Dion mentioned, If I said I'm going to shoot you and you come back and I do, I'm going to jail.Disclosures are in most cases meaningless, nothing but eye wash attempting to head off some aspect of responsibility or wrong doing, a basis to shift blame and they are usually meaningless.Often a disclosure that is not required by law or custom, like those dreamed up by investors trying to cover their azz, do nothing but bring more attention to an issue that the one disclosing is attempting to evade responsibility for what they did.

That's a clean ~20k of profit for me for just being able to take action and find a solution that works for everyone all-around!

I have no real solution other than to make sure your properties are secure.
