Gave the owner $5k to sign over the property to me and put $40k into it to fix it up (duplex so had to pay for 2 kitchens and put 2 central AC units in to replace window units).

I think the central valley, specifically Bakersfield and Fresno, are the best places to invest in because they are right in the middle: medium-sized fairly populous cities that are less expensive to purchase properties in and also have strong market rents.
