I am printing my own postcards to mail next week in a monthly mail campaign.

I am new to the whole real estate investing world (as of now I am working on my wholesaling campaign so I can flip houses for short term wealth, then fund my future investments into rental multi-families for long term wealth) but I am not new to BS.

Your other option is to do a direct mail campaign and try and find sellers on your own, this is probably what I would do because owner financed deals are pretty rare on the MLS 

I recently enrolled to get my RE license to capture more of my leads through my wholesale campaigns.

These folks run marketing and mail campaigns to find and negotiate with motivated sellers, generate ARVs, do rehab estimates, etc.It is very easy for a successful wholesaler or acquisition manager to move on to their own operation to maximize profit for themself.

I want people to SELF SELECT into my campaign, to respond to my messaging, rather than me calling randomly and trying to FIND the right prospects...

I started an aggressive advertising campaign not to long ago to find more deals and expect to have them flowing in at any moment.  

I'm wanting to start a direct mail campaign to get my 1st deal.

Once you get a property or two under your belt, you can reinvest that capital to start marketing campaigns, etc.
