Well, I remember there was a thread a couple of days ago, started by a UK investor, about a property management problem she had with her property in Detroit.I just happened to find out that a friend of mine (really, not me as I do not have any interest in investing in Detroit) got caught in a similar scam targeting at foreigners.My friend is a Japanese citizen like myself who bought a duplex through another Japanese agent working in the Detroit market.When he bought the property at $25,000, the duplex had two units occupied and rent paid for $450 each.The agent said that this property was located in a nice, strong rental area so it should be rented out quickly and claim a same or similar rent amount even if current tenants moved out.Well, soon after he purchased the property, one tenant stopped paying rent so he had to evict him.

Then you hand your list to a contractor with the SKU's of every item they are to use in the house and you will be spot on with your pricing.Sorry this response was so long, but there was some great advice and I still think the best thing to remember is that it takes time and experience to get really good at anything worth doing.best of luck Samantha - Chris

It can be an honorable investment strategy.You can find deals as Greg points out, but remember if you don't own than land or the park, they can become a liability real quick....depends on location and how nice they are, IMO.I have done deals on parks, only a couple of individual MHs keeping with my startegy that it is always better if someone else owns them and not me!

. - Legal fees - actual closing charge, doc prep fees, shipping charge, notary fee.When you add it all up on a low cost property, remembering that the time spent and amount of work is usually very similar regardless if the property cost 100k or 200k then the actual PERCENTAGE of purchase price that the closing costs equals could be high.
