They are great for if/when you are looking to diversify your investments, but the vast majority do not help you with your real estate investment goals, unless you are specifically looking for REITs.

If you are not local I would recommend going through the area with someone who has personally flipped a few houses, neighborhoods can vary vastly from block to block and its worth having a an experienced local investor walk you through some of your top areas. 

Not to mention I am increasing the NOI and vastly increasing the value of my apartment complexes too.

On the other hand this is starting to put money into neighborhoods vastly in need of improvement.
