If you're willing to trade the time and effort, your best shot is finding a deal yourself... but remember, this requires experience and skill as well. 

I have focused my efforts in areas that are quite a distance away and have found trouble locating and approaching those off market opportunities.

Whether or not you are "in business" depends on a whole host of factors such as the level of activity and effort you are putting in to get this thing off the ground. 

If you send 10 day notices every time someone doesn't pay on the 1st you will be investing a lot of time, effort, paper and postage that isn't necessary as they will likely be paying by the grace period. 

I have never bothered to chase a tenant for a carpet issue,  not worth the effort IMO.  

I have to actually make an effort to let stuff go or I'd never make any money.

You do not have to move heaven and earth, but you do have to give it a good effort. 

The fees and knowledge involved with the process don't really justify the effort for newer investors to choose an LLC with a (slightly) stronger internal liability shield.

Good that you are refocusing your efforts.

A fair amount of that was the tenant effort, but the representative also said it was due to limited supply.
