you can buy the advanced material from any of the guru's on E bay for 50 bucks or so.. there is only so many ways to skin the RE cat... nothing is really new or inventive... you may want to take some RE pre license courses this will get you up to speed on the laws and rules in your state..

Most lenders are going to want you to have some skin in the game.

It holds guests accountable; they have more skin in the game, taking it more seriously.

So if it goes belly up they have little to no skin left in the game and are like - oh sorry. 

The deal breakers or things you want to see revolve around alignment of interest and skin in the game.
