Do you have other savings besides this 50k you want to pull from a HELOC?

Keep all the units I currently own and just save up for each additional unit like I have done to build up what I currently own?

Or should we just sit and save and not use the HELOC for a project? 

I like the idea, just having trouble envisioning all of the variables you would need to know to be able to make money speculating on land for future renewable energy projects.

Or you can get lucky and find the needle in the haystack off market deal, but generally speaking, sellers aren't stupid, have access to the internet, and have an idea of the fair market value of their home.

With your experience in Nursing I also thing it is a great idea to learn about MTR since you have connections within the nursing industry which makes up a large percentage of the MTR target consumer.Other than that, speak to those who have accomplished what you are trying to do.

You said "we" so you could save up to $500k in taxes (2/5 year exclusion).

Be prepared for higher turnovers, dealing with parents and kids who have no idea how to live on their own (eg using dish soap in a dishwasher). 

Generally that is a bad idea.
