Problem is that most homes were built with only 5 foot side yards.  

You wouldn't come out of pocket for these cost so she would incur the entire 6% so that's another 15k off of the list price.Lastly, I wouldn't focus too much on the price per square foot as a rule of thumb since your dealing with a large variance there. 

It was remediated by professionals who originally thought they would be completing the re-installation of the  drywall they cut out in a 1700 square foot raised bungalow basement, 2 feet high along the entire perimeter and interior walls for a laundry, 2 bedrooms,4 closets,  a washroom, family room, and mechanical area. 

This might be because the window well was never properly installed and run into the weeping tile around the footings, or it could be that it have gotten a little clogged over the years with dirt.

Some people put a 3-foot privacy fence around their front yard an a 6-foot privacy fence around their back yard.

I should have been excited to buy the house but instead I was just relieved that experience was over.

If floors aren't too bad then usually you can find someone to do a buff and recoat for around a dollar a square foot

I'm looking into buying a duplex, but one of the units has a 10 foot stretch of wall that is very close to a garage on the neighboring property (less than a foot of clearance).

It's in contract at $925K and we're getting LOI flirtations between $1.50 & $1.80 a sq foot with a triple net lease - so $7500 to $9K a month NNN (it's vacant now). 

Would love to start off on the right foot.
