You could wait for a correction that never comes as well or one that isn't as steep as you expect, it is probably better to base your decisions based on the quality of each individual property and its current value.

They love it because they can pick up cheap properties, and if you aren't married to the idea of a 1 year lease, you can get some really quality tenants that are in town for 3-6 months working on projects and the plants and refineries that are getting paid per-diem.

Tenants are less likely to pay rent or on time, it is harder to find quality tenants, you are more likely dealing with subsidized rents (which is another time suck).

Especially developers, rehabbers, the types that take old dilapidated properties and fix them nice.Also bad tenants (gangs, hoarders, the types that party all day and don't keep neighborhood clean stay FOREVER) This is why the rent controls don't work.

A meeting was had and Sanitation did a major street/Alley cleaning and the cops have have started driving the Alley's more.Don't pay them and don't do anything to antagonize them.

I love Airbnb, but we are looking to invest in future properties in a less continuously labor intensive way. 3 properties are easy enough for me to clean myself but beyond that, we would need to hire cleaners more regularly and eat into our profit.
