I haven't attended a BPCON personally but I don't think your age should matter much unless there are a lot of activities in a drinking environment that you wouldn't be able to attend without a chaperone. 

This never happened and the second male tenant left due to the toxic environment caused by the married couple.

Not so good in a risking interest rate environment.

While they may be understandably creeped out by the thought of rat dookey sitting in the ceiling, if the law does not require it and the pest control technician indicated there's no threat to inhabitants, there seems to be no value in spending thousands of dollars just for peace of mind.  

In strong/growing markets you could find decent rentals to buy a few years back, but now that is extremely difficult in the current environment.

If that would give you more peace of mind, then do it. :). 

Sure, it isn’t making more baby dollars (at least in this rate environment) but it is providing piece of mind and effectively security for your dollars that are making more dollars.

I also installed solar on the roof, to off set carrying costs, and collect on tax breaks (as well as help the environment).  

Could it just be the current market environment and now is just not a good time to buy?
