if so, I would personally think long and hard about giving that up and trading for a much higher rate in today's environment.

Just trying to understand why investors shy away from real estate in a "rate rising" environment.

Especially since we would have the peace of mind of having egress windows. 

Fixing what breaks BEFORE it breaks is peace of mind.

I know a lot of people have done out of state flips, but I don't know how, especially in the current market environment.  

Especially with the rising rate environment and our end loan buyers getting tighter with their underwriting. 

A crash may or may not be coming but where else can you put your money in the current environment and make a solid return.

I haven't attended a BPCON personally but I don't think your age should matter much unless there are a lot of activities in a drinking environment that you wouldn't be able to attend without a chaperone.
