I also don’t need an auto tech to rebuild my transmission but I find value in the peace of mind that an experienced professional contributes.

The lease should state who is responsible for pests -- mine says something about it currently is free from pests, and if it's brought to my attention within the first x days, like 14 days, I'll pay for treatment, but not after that as it could have come in from the tenant belongings or tenant created an environment attracting them. 

You offer the former homeowner cash to move out (peacefully) in lieu of an eviction.

For me they are necessary, I enjoy the peace of mind that I can see exactly what's going on at my property at any time and exactly who was at my doorstep.

In this specific instance though, a dog being brought into an unfamiliar environment, meeting unfamiliar people and being skittish and peeing on the floor wouldn't be considered abnormal to me.
