I was all peace and love and only joined when I realized I wasn't going to receive ANY financial aid or money from my parents to pay for college (this was before unsubisidized Stafford loans).  

Whenever we get a police report (and we get a lot) we let the tenants know that we know and that it cannot continue.If your lease doesn't address criminal activity, or not strong enough, I'd probably write a letter or cease notice listing the specific behaviors you want them to stop (police reports, visitors disturbing the peace after hours, etc.) to let them know you are watching more closely.  

So if mortgages are 5% in a cap rate environment of 3%, that can be a problem for the cash flow investor.

I've noticed that, it is a great environment! 

Some of those are in designated Roth account so I'm building wealth in tax-free environment.

And as a side note: Pearl Cohn and Stratford have made HUGE strides in their facilities, curriculum and the overall environment that they offer students, as of right now their ratings are far underrated.

My consistent experience is he has impeccable integrity, he has done what he says, he is there constantly and quickly for advice and assistance, and he is doing everything he can for structuring an environment for people to be successful.

But your friend should have the reserve just in case, for peace of mind - because sometimes life happens. 

They want a place they feel safe in and can peacefully sleep at night, that also fits into their budget.Brad
