The phrase "messing up his life" for an issue like the one outlined is a huge red flag.

Have you sent the LL a letter outlining the problems?

If you were go raise her rent because of the visitor it would have to been outlined in the original lease ddocuments.

We also use the "how to clean" form which should be common sense but provides a basic outline for move out cleanup.

The US Environmental Protection Agency's mold guidelines outline when moving out is necessary depending on the size of the affected area, type of mold, the mold's effect on air quality etc.

We actually have all of our criteria listed in a document that outlines our entire application process - timing, fees, etc.
