I belong to a condo association with similar financial problems, only it is main line sewer replacement throughout the complex instead of roof repair (although they had a huge special assessment for new roofing and siding several years before we purchased).  

Some of my main markets include Atlanta, Memphis, Kansas City, Phoenix, Houston, Dallas, South Carolina areas and various Florida areas.  

I'm mainly a fix & flipper, but one of my goals in the next few years is to get my RE license to save some money on the front and back end of my deals.  

At the end of the day though my main objective is to get in front of property owners and establish rapport with them.

I believe we built a good relationship and I told him my main goal in this deal is to provide value to him and my partner.  

As long as you don't expect to be on the main commercial corridor, you'll easily find a property zoned CMX-1 that will fit your needs in that price range.

The Lease needs to be clear in its definition of what you are trying to accomplish here which is that the Tenant pays for all of the operating and maintenance expenses of the property.In addition be sure to include an understanding of who pays for major capital replacements (not just maintenance) such as replacement of the heating and air-conditioning units, water and sewer lines, electrical mains, roofs, glass, etc.
