Near complete gut.

I am sure this will slowly back off as I just have never been that lucky and given interest rates have now doubled since, my gut feeling may be a reality.

Now I am a gambler so my gut is telling me to give it a run. 

My first instinct is to build another home to raise more funding before jumping into a development deal like this. 9% rates would derail the project most likely and they are a real possibility by the time of completion.

Because of how long it takes to get answers I just had a gut feeling I need to back out and I know none of my buyers want to wait out the lease.

Still going through the full gut renovation process and asking for some thoughts on the overall numbers and the design.

My gut instinct is to remove all the carpet at its absolute worst condition and replace with new vinyl/laminate.
