I would recommend developing a strategy and location, and probably even organizing financing before you find an agent, because until you have all that figured out most agents won't be able to help very much because to them you would not appear as a serious buyer/ investor on paper.

If this relationship with your financial partner is solid, you may want to look at this option, giving a preferred rate to investors and you/your partner developing the schedule of hurdles and splits.Many options to consider, but honest conversation with your partner seems in order.

But happy to hear from the other side.For example, maybe someone who does developments could chime in, but my guess is the numbers on building new affordable housing just aren't compelling, and if policy/markets shift so that it is attractive, you're going to have a lot more BP forum discussions with everyone asking how to get involved (which would be a positive for low income families because supply will go up and rents eventually come down)
