This tenant remembered paying double deposit, but looking at the rent roll and signed lease they only paid one month rent for security deposit.

With post dated checks I track all my tenants payments in December when I get their checks for the next year and my bank tracks them when I deposit.

Or it could be a sign that you are going to do very well on this deal, assuming that none of your other projections prove-out in the wrong direction.  

Account Closed, How we do ours is we have the renter fill out the paperwork as a normal lease, which includes everything a basic tenant would pay for that property (i.e. utilities, and any associated maintenance, first month rent, security deposit, etc.) if they were renting from us.

@ Darsi Minshal I agree, but one issue with that product is that it’s not a line of credit but a direct loan ( so you will start getting charged even if that $ is just sitting in your bank while you search for deals).

I hear a lot of people talking about advantages of self-directed IRAs and understand the tax advantages are huge--not to mention essentially having a higher return without taking a higher risk.

How did you find those, referrals, direct marketing, word of mouth, drive for dollars?

If you are going to move forward, and this isn't a scam (i.e. they deposit $1 mil in your account and tell you to carry on), you should probably visit a good contract lawyer to spell out what everyone's responsibility is and try to limit your liability if this thing goes south. 

We do allow for up to 2 pet dogs with additional pet rent and additional pet deposit.
