I'd like to transition into real estate investment, and that's the reason I'm part of the BP community.But, I'm curious.. for those who are already engaged in RE investment, what tools or technologies do you think the industry could use and benefit from that doesn't really exist yet?

The reason is that the custodian holds the funds, signs every contract, writes all checks for expenses and receives all deposits for the benefit of your IRA.  

I got my license for the benefit of my business, so I am looking for broker that is very investor friendly, where me spending most of my time investing and building my business doesn't interfere with the brokerage wanting me to focus on sales.  

I'm doing research daily to get to know the city better and more specifically the local area I live in.One question I keep having a hard time answering myself is, will getting my Real Estate license benefit me in investing?

There is not a chance in the world of that happening. no bank is going to restructure a loan in default for the benefit of someone trying to invest in the property.
