In other areas of beautiful and cheap land, there are groundwater contamination zones in certain places due to chemicals used in the 70s and before on golf courses and nurseries.

Making it simple for myself - home is paid for and rent is 1000 a month....Scenario A) - Home value stays the same for 3 years at 100K and you made 12,000/year that's 12% ROE.... you made 36,000 totalScenario B) - Home value increases 5000 per year for 3 years and you kept rent same because awesome tenants.... year 1 12%, year 2 11.4%, year 3 10.9%... you made 36,000 plus 10,000 in unrealized gains (in reality probably a hair more as rent increases)Now if you're comfortable with lots of leveraging then sure it makes sense to sell / cash out refi as you can now take that equity and split it and have two investors (renters) paying over 100% for two investments.
