Will prob shift efforts into US and will take a look at Memphis as well. 

I'm trying to find private REI clubs that pool capital together for better purchasing power/due diligence efforts/etc. to invest passively in RE syndications (multi-family, development, mobile home, self-storage, etc.). 

This process does take time and effort (going through the city/county to seek a variance, complete a survey, file the docs with the correct jurisdiction) but not impossible.   

Much higher return on time and effort to focus on real estate!

Agents expend this effort and expense to get you to click on their site" Unfortunately, begavior like this is rampant in the Great Smoky Mountains, Gatlinburg, Pigeon Forge and Wears Valley.. 

@Brett Kash You must be consistent with your efforts when it comes to direct mail.

I am planning on devoting 100% of my time and effort to learning and doing Real Estate because I do not see it as a job and also because I have goals that I want to reach.

Expensive but still a good deal if you've located exactly the right property or have exhausted your efforts to make your sale happen first like a contract to purchase with an extended closing date or contingent on the sale of your old property. 

Any better way with better result and less efforts ?

I am as well, and for folks like us I would recommend taking a close look at the factors that you're examining while you do your research and be very honest with yourself as to which of these truly deserve your allocated efforts and which ones don't.
