I’ve recently been exploring the idea of hospice/ continuing care models.

TK operators and landlords loved the idea but did not work for them vis a vi income and paying the claims. 

Option 1 - buy a house and pay ~3+k per month (including taxes, insurance, cap ex)Option 2 - rent in good downtown area for $1,300 per monthI'd pick option 2 and save $20k guaranteed per year (versus principal paydown, nonguaranteed appreciation, and negative cash flow).

I'd honestly work on increase your income and saving more, try to get to 40K then go the hard money route.

They will then sell the power to the tenants at generally a 10% savings to the tenant.

I have no car payments, i will have no mortgage payment when the renter moves in and i have not ate in a sit down restaraunt for 7 yrs, saving money where i can.

If you are strapped on cash and have the ability to save a lot of money in the near future, a fixxer upper might be a good option.

You may have to look a little further South in the Fountain area or down into Pueblo to find prices that will work for this strategy.If you are a new investor, you may also consider House Hacking if you enough saved up for a down payment.  

It seems like a simple enough idea, but what are the logistics of it?
