While you are looking at the property, add it to a List, and take at least one photo - the photo is useful both for remembering the property and for use in marketing to the owner.

If you can get the receipts, and/or establish a written documentation of these with photos and sources in a "Cost Segregation Analysis" then take the total cost off your 27.5 year life property and add them back under the 5 year (flooring, rugs, light fixtures, appliances, etc>) or as 15 year property (landscaping, lawn sprinkling systems, patios, new driveways, etc.)

Report the bite to Animal control, Did you go to doctor if not you probably should,, at least take photo's of the injury.give tenant written notice that dog must be removed. she can find a kennel or a friend to put it in.
