I did my first after 10 years of contract creation and review, creative acquisition strategies, price comping, rehab optimization and cost estimation,  exit strategies, working with buyers and how to know who is legit, etc. 

While these have their place in a city like Playa del Carmen, I don't think they're very Tulum and I suspect they'll be less favoured by renters, which wouldn't be optimal given the number of people with similar units.While we know of plenty of boutique projects that have been successful, the success of such large projects with renters (and resale buyers) in Tulum is unproven as far as I know.2.

If they have a ton of cash and want to keep competitive, they can.Most big players like Rocket and UWM service their loans, but they still sell the loan to FNMA or to their jumbo investor and they usually maintain servicing rights.  

Some things seem intuitive, no one ever there, house in disrepair, yard hasn’t been maintained, etc, but I’m guessing there’s probably a lot more I don’t know to look for.Thanks again!

I use the same bank account.For maintaining records I just use Stessa or the reports from Property Management.

Although that will involve lot of paperwork and extra expense to maintain these LLC .

All the parents have landscaping companies maintaining their property.

As a thought - you could have the lease require them to maintain the lawn and, if they don't, allow you to pay for a service and bill back the tenants. 

My experience is that people who buy these units do so at a considerable discount and basically have to wait for the tenant to die or break some kind of law such as subletting/Air BNB.Also rent controlled units generally have SIGNIFICANT deferred maintenance issues because there is no incentive to maintain them.

If I were you I would set some goals that I could work on while I maintained the job I had.
