I guess the main risk would be that Eastside prices skyrocket in the next few years before I can get back in.

Anyway, I've been scouring the MLS for months looking at possible rental properties (mainly 2-4 unit and some SFR) in the area and nothing has worked out thus far.

Main components of rehab were:New windowsRefaced cabinetsNew rear doorNew french doorPaint interiorNew counter topsAll new floor coveringsUpdated all electrical finishesExterior paintedNew gutters (First time we used black and think it turned out really nice.)Graded a new gravel drive.This was the first time I attempted to use a GC.  

I work full time as an engineer, so my career has been my main focus up to this point.I purchased my first house in 2004 (and paid top dollar to a flipper).

If so, just make sure your main lender providing you the bulk of financing will allow a 2nd TD on the property, most shouldn't have a problem.

My interest is mainly in buy & hold but I'm open to knowledge in all areas.

The main thing you have to understand dealing with contractors is most are not business guys.

Just wondering how irritated people get with you if this is your strategy, and mainly, if it works!
