Your can still buy and, by choice, limit your exposure to college students.

Hi @Anthony Russell...I like the creativity.I believe IRS rules limit 401K loans to $50K (total), so I assume this would be a limiting factor for you.

Ultimately I want to go big and go for the fix and flip to save up some capital for buy and holds in the future, but since this would be my first fix and flip I don't want to be so far away from home, nor do I want to try to do it myself with my limited funds.  

@Alex Franks well the rates weren't super low and there was collateral required, so there is a limit, and it was one small fee - wondering if the real ones every charge an application fee, even a small one.

I'm limited on funds and my credit is not in the best shape to qualify for a traditional mortgage, hence why this strategy appeals to me.

It was interesting to watch how the speaker dealt with people struggling with their own self limiting mindsets and fear.
