In time, you'll learn a lot so you'll be less nervous/more ready when the time comes.

I was super frustrated, and nervous, and ready to wholesale the deal.

Bankers and lenders are MUCH more comfortable with "in the box" things like stock ownership, dividend payments, etc. when they start seeing a dozen properties on your loan app that are subject to they get way nervous because it's outside their box. 

I haven't bought anything from wholesalers yet... last 2 wholesalers I spoke too seemed like super shady deals with contracts that do not seem legitimate... plus the double escrow thing makes me nervous.   

When I am inspecting somebody’s house if there are red flags to me such as termite or other insect problems I will pointed out or recommend an additional inspection but in general I feel like it’s my responsibility to at least mention something like that during a general inspection.
