Actually making an offer is making me nervous.

It's cash flowing now but if I do this deal then it won't and that makes me more nervous about the "deal".

I mean just look at those that get all nervous with EM deposits even though they are not going to lose the money ..

I don’t have any experience in section 8, but have been researching it.

I'm nervous about it, I'm currently deployed in Afghanistan and I'm ready to come home. and invest my money. 

This makes me a bit nervous and wondering if I should hold off and aim to buy somewhere with a newer home (even brand new construction homes are going cheaper in FL and TX without income state tax).Will take any and all advise for anyone who has been in a similar spot before - don't want to get caught with the all repairs/replacements when my plan is to get cash flow going and eventually grow and purchase more properties over the next years/decades and hold long term.Thanks!

So unless you have a way to pay for it without conventional income, I’d be nervous there.
