Real estate is an amazing investment vehicle for several reasons: It can be income producing, you can depreciate buildings in the eyes of the IRS, you build equity as someone else pays your debt, it appreciates over time, and you can leverage it.

As such, I go through a lot of the same trials as most other beginner real estate investors as I try to prioritize the right things to make the most of my time.We own a couple of buy-and-hold properties, and our long term goal is to grow that part of the business to have good passive income, with an eye towards an early retirement (though that's still a good 30 years away!).

I'm mostly looking the east valley area (mesa, gilbert, chandler, queen creek) but can keep my eyes open for something in a different part of the metro area, or just outside.
