If you otherwise have a very strong income and don't need the money then I suppose properties with no cash flow can work in high appreciation areas, but that's a risky game if you aren't independently wealthy enough to eat that year over year. 

Worth researching for sure but it is likely you will be eating this repair.

Anyone know an insurance company willing to write general liability coverage for this type of animal?

They may have breeds that would cause them to cancel/raise your insurance if a renter brought them onto your property.I love dogs and cats (and other animals); I applaud landlords that allow pets (with a pet deposit, and monthly pet rent addition).  

Getting a solid Paydex is a whole other animal!!!

i think lots of investors thing wow i have done well in single family my next step should be multi family but then have no clue of how different an animal it is especially on a day to day management side of things.  

Whether it is economically feasible is a whole different animal.
