Roxbury will take longer to turn the corner.

Savings quickly grew again and found an amazing brick rancher around the corner from 2nd rental that was being sold by the children who recently inherited the property, got it for what I feel is a steal (3rd property rent $1050 PITI is $450).

I dont see why anyone would want to rent this place to open a business when all the foot traffic is just around the corner....it can probably rent $3000 just that I am not confident you can find a commercial tenant....Building as is asking $1.5m ....

It's pretty great because the house is on a corner lot with the garage facade facing a totally different street.

I only analyze any property based on cap rates and any major CapEx that is hovering around the corner that is foreseeable.

And with that sort of unit, your financing (and resale) options will be limited; conventional lenders usually won't lend on these types of units, so you might only be able to finance long term with a portfolio lender .One thing to also consider, is that in some of those neighborhoods, places with first floor being non-residential are located on the street corner of an intersection.

Here's what I know (first time dealing with this type of issue)A structural report conducted by a local engineering group recommended:- Piering to stabilize, attempt to return to original levels the south east corner of 5311, approximately 23’ of the east(rear) wall and 12’ of the east end of the south foundation wall.- Approximately 4-6 piers are recommended, final number of piers to be guaranteed by contractor performing the work.- Epoxy patch all cracks in the foundation walls per the attached specifications I would recommend the owner maintain the following items in the future:             - Maintain grading around the foundation of the house per the attached specifications             - Epoxy patch all cracks in the foundation walls per the attached specifications as they appear             - Keep soil near the foundation walls moist during dry weatherThe seller has offered to complete the piering (estimated at 5k) with an offer that matches the asking price and my agent said all the cracks appear to be epoxy sealed already.

There is another  access point to that hallway around the corner.
