There are great opportunities for investors in Toledo but I highly recommend working with an agent who is boots on the ground and actively investing in the market.

People always talk about having "Boots on the Ground" where you invest but how do you know you can trust those boots. 

You take into consideration things you do not think of here abroad such as title insurance, regulations, dispute resolution, financial transparency.Investing overseas should not be taken lightly and is typically only done by large REITS, pension funds because they have boots on the ground in those areas to deal with complexities involved. 

Unless you have systems, more systems, network of agents, wholesalers, or boots on the ground sending you leads it's pretty challenging to find deals.

Typically waiving all but inspection contingency (and will sometimes waive that if I have trustworthy boots on the ground who can walk it and give me solid, reliable numbers). 

They may need help with boots on the ground sometimes.

With such pitiful income from rents to boot, you better be handy, and handy or not, it gets tough to roll up your sleeves when you are out of state. 

Then you just focus on what you actually need for boots on the ground.

Too many of them (flippers/rehabbers) know how to cut every damn corner plus play the local red tape to boot.
