I'd love to start getting into flipping properties but have a lot to learn. 

@Deuntae Carr I would suggest starting out on the lower end of your market price wise.having said this I can tell by your question you still have to go through some kind of learning curve before I would jump in and start buying deals.there is a lot to know and mistakes can be very expensive in this business. 

Or there's a lot to catch still?

Hello my name is Lisa Brown I live in the Ventura, Ca area and I'm new to Bigger Pockets and I must say there's a lot to learn in this business.

But that seems like an awful lot to deal for a real long shot.

I own my own numerous investment properties and have a general contracting license since I do renovations and it is required if you do more than 2 non owner occupied renovations in a 2 year period. 

This has given me a lot to think about.  

If it's mostly cosmetic stuff, that sounds good to me (although $25k is a lot to spend in cosmetic improvements).

I know I'll have to spend money, I just don't have a lot to waste in areas that might not bring the best return.I know I can find certain lists from the county, hopefully for free.

But I obviously have a lot to learn and my plan may well change as I learn more.
