But it's a small world filled with many BIG opportunities, this is just a personal revelation I am having and wanted to share with someone who is also new.For example, that private banker I mentioned in my post, says that simply based on the past relationship between himself and my father he feels confident that he can do 100% (nothing out of pocket) of acquisition + rehab cost of pretty much any investment deal I bring to his table.

I got into real estate because I have been working as a laborer and managing my father's construction company for the last 4 years, I'm 21 years sophomore/junior in college studying marketing and accounting. i just don't know if i should become an agent or start investing, my real question is should i consider being an agent, will it benefit my real estate career?

; don't look at every situation as if it is completely new (even if it actually is), you spend too much time analyzing or justifying or just making a decision...just simplify your view of the situation and follow your existing guidelines; and, as my Father taught me, believe nothing you hear, and half of what you see!

The properite I'm targeting have been vacant a long time, but whomever is paying their taxes at least is doing that, they must have at least a minimal interest in them.One approach is generic:I'd like to buy your house, I know taxes are going up (they might double in Philly), let me take it off your hands, I'm an investor , etc...The other approach I'm not sure if good or bad is:Hi, I really like your father's house, I'd like to buy it and fix it up for myself, I've been looking for something like this.

With some sweat equity, donated professional expertise by my father the HVAC tech, and all my weekends the summer of 2023, I plan to pull almost $200k in equity from the house with a mortgage to continue investing and moving my investments further, and should still have about $100k left.
