Do whatever it takes to open the lines of communication with them. 

That makes you the tax payer for the property regardless of what name is on deed since the only way we communicated with the IRS is with tax filings.   

Then 8 weeks letter, denied for "less than 6 months ownership" and zero communication from the loan officer.

Communication is key, especially with Tenant's because 9 times out of 10 they do not want to take responsibility for their discrepancies unless it's laid out for them and you have some sort of proof.  

I would make sure you are keeping a line of communication with them and giving them a list of what your insurance as well as any local codes will allow.

That being said even though I was nervous, I did raise the rents a bit with no hassle and great communication, and it felt like a big step for me in self managing my rental.

He has not being paying the December rent, and not being communicating with me either.

The seller is open to financing but the agent really isn't allowing that communication to happen to find out what they are willing to do.
