What happens if they just go out of business and decide to fold the platform?

So I would chat with the good tenants and sell them on moving to the other side now (since they are doing you a favor you have to sell them on why its a good idea, the other side is nicer, you'll help them move, whatever) and then have them sign a lease for the new place.
