I also have an investment company that has been established for 10 yrs that I’ve flipped a few properties and hold land in.**** My current issue with the lender that I recently spoke with was that I had to have experience building a SFR on my own property and have sold or refinanced and held in order to be approved for the loan.

There are STR opportunities or good buy and hold. 

The QI for the 1031 buys the land and holds it while you start construction on it. 

If you’re not in a rush to tap your equity, holding off until rates come down could save you money in the long run.

This bank will be more likely to lend given they hold the first lien. 

Then once it's acquired and/or fixed up you could shop around for long term financing if planning on holding the property rather than flipping it.
