If the landlord wants to hire a property manager to operate the property, he certainly can do so but for underwriting purposes it wouldn't be applicable to determine the value since a majority of investors buying single tenant absolute net leases will elect to self manage since they a merely collecting a NNN lease check and depositing it into their business account.

As a side note, it sounds like you're worried about a mere hours difference in the timing of the notice (8pm on May 1st vs 11:59pm on April 30th).

I figure in 7 years I merely made 180K from value appreciation on the rental in my example broken down earlier...Sure appreciation is realllllllly nice.
