This one gets you out of your head.

Not everyone is cool headed in those situations and I think some subto buyers will "hide" (ghost the seller) when it happens.My big worry is the character of the buyers who are buying off the MLS at full price and borrowing money to close.

I have not been able to confirm any information from the local government.What I do know is Jax Beach and St Augustine already have regulations in place so that's where I'll likely head.

It’s been a while since I’ve posted - quick update:- Purchased condo in 08/2021, fixed it up and it’s been fully leased since 11/2022- Purchased 2 unit in 10/2022, currently living in one unit and renting the otherI’ve gotten my feet wet, bumped my head, learned a lot - but ready to add to my portfolio.

All the conflicting information made my head spin and I took no action whatsoever.Turns out, getting into real estate is not only risky, but it's worth having an education by industry experts (no, I'm not talking about HGTV shows, more like people who have thrived for years and share their knowledge).

It's been a nightmare so far, and why I keep beating my head up against the wall with them is beyond me.

Sure, some are miserable people who live to make others miserable as well but most just want to do the job and move along.Every area as a few sticking points they seem to emphasize that other areas wouldn't take a second look at (eg- placement of sprinkler heads, etc.) which can cause headaches but once you learn them can be accounted for next time.
