What are the advantages of disadvantages of a buyer seller

There are several advantages/disadvantages in investing MFs vs single families which I'm sure you are aware of. 

The way the water company and the law are written it puts landlords at a serious disadvantage when it comes to getting the tenants to pay for water usage, especially at a multi unit home.Also worth noting that using a 3rd party sub-metering company to solve the problem is probably not going to be a cheap solution either.

So now I was at a disadvantage after negotiationg the home inspection, because I couldnt push too hard because I was going to have to get the sell side to agree to extend the contract.  

The disadvantage is that you can only go after the tenant for unpaid amounts.

Since your plan is to hold very long term there is no advantage to buying new and likely a disadvantage in paying a higher initial price.Higher end B+/A SFH properties rarely have positive cash flow and depend on appreciation to generate true profit. 

I get leads daily, without doing any sort of campaign or spending of any money.All I do is figure out if these are good leads or not so good leads.I really do see where you are coming from.Of course there are disadvantages with a website.

But now the educator is at a financial disadvantage.
