I'd say just start your search with all 2-4 unit properties, and when you find one where the numbers make sense and it checks your other boxes (somewhere you actually want to live and house hack), then it probably makes sense. 

You'll definitely need more time to get things processed.

When starting out in wholesaling real estate, it's important to use agreements that protect all parties involved while ensuring a smooth transaction process.

Love your process.  

By creating a process, you can prevent these issues from taking place and save yourself a lot of time, trouble, and money.

I currently work with a handful of investors and love the process A-Z.

I think I will not let him make this upgrade as a 5 year payoff would require over $100/month additional rent.
