I have my credit where it needs to be have a down payment saved of around 17k and looking into Host financial to go through for my first deal I am wondering has anyone personally used it and how do you like the company and the process thank you and looking forward to the journey 

Curry County has it's own process, similar to Coos County that is mainly focused around waste systems and water sources.

Just plan for reserves if it takes a year or two to break even.Take your time, do the research, and trust the process.

I use Jurny as my PMS to help me process guests. 

Maybe consider getting a p.m. company that would do some boots on the ground and some research for you to find out what some of these issues could be because you are not close to the residence in the location, unless you can do some research yourself online, or consult with the historical Society of the area, look things up at the library, there are lots of different ways that you could start this process, but my point being that you may end up losing more money in the long run.

It is a 6 to 8 month process, could be longer.

It isn't easy, but you'll learn a lot about underwriting from the process and know the ins and outs of the entire model, which makes using it, troubleshooting it, and adding to it much easier.
