Have you told everyone you know that you are starting this venture to see if they know anyone?

Just because someone has experience doesn't mean that a local meetup would not be helpful.

That said, it would be hard to determine if this is a move that will help or hurt you with such little information. 

I was unfortunately caught up in this scam and I hope that I can help others avoid the loss of money and the unfortunately situation that I was in.I lost $5,000.

I've stayed within this niche moving forward which has helped me to focus and find deals easier due to my familiarity with the niche as a local investor. 

Is this a single-family home or a multi-unit?
