Unless you've done something to violate the contract, they can't fire you and demand payment.I would stick to your plan of demanding written notice, a smooth transition with the tenant, and no charges unless they are justified expenses you've agreed to and that were performed as required.I have nothing against filing complaints, but make sure they've actually violated the contract or the Code of Ethics.

No issue with him buying it as long as his intent is to live there at the time (I'm not an attorney, just my understanding), but if you have another legal document outlining an agreement that you are partially responsible for the mortgage, etc I'm pretty sure that would violate something he is signing in the loan paperwork, so if you ever went to court, I'm not sure how that would play out.
