My custoamry amout was 80% of the ARV that included purchase money, since I had experience in doing such deals and knew my borrowers a little better, that was not a problem, probably what Karen has with here investor types, maybe better terms.HML involves the above mentioned, but commercial includes small business operations, a C-store, used car dealer and floor planning, small manufacturing, bridge loans and in such, real estate included or not, reqirements are on a case by case basis, not all conventional guidelines must be met, and my rates were pretty much based on the deal, the risk and the term.
