What was your budget for the cosmetic updates and did you stay within it?

Last I knew it took 100K to get it, but he said he was trying to lower it and still stay legal under SEC laws.

I want a free and clear title. another property down the road, vacant, owners I can’t find and probably aren’t citizens of US.

In my opinion this is something that can be self taught (along with free help/advice).

I am in Missouri right now staying in cheap hotels for work, I got out here a month or two ago and the plan has been to buy a property, preferably a duplex.I did pretty well selling solar last year and have saved up some cash to use as a downpayment for the first property.

the good thing about RE is .... it's easiest way to print money.but when you print it, you have to pay tax.if you want to defer it, then you go to another rabbit hole.you could also do something like this.lets say yourcapital gain is 1 Milyour primary is 1Mil with equity 500k.1031 your rental to another location where you wanna liveSell your primary tax free first 500kthen move to that rental home for forever after rented for two years.Lot of options!
