Often turn over rate is a function of length of occupancy (I believe turn over rate is a function of (quality of tenant, thought into minimizing turn over rate (types of flooring have significant different expected life spans), and length of occupancy)).

If it is in the "chunky middle" of the bellcurve price-wise and quality-wise then you could expect to have a low vacancy, but my clients who operate on the top or bottom of the bellcurve in terms of price OR quality often have tenants who average 10-11 months of the year.
