If my calculations are correct as soon as I have "drove the last nail" in it I will have more than doubled my equity before I ever rent out the first space.

While you will get some benefits from the HOA, we view the HOA fees as asset value preservation fees.

Nailing boards takes different labor than screwing in screws.
