Hi BP folks, I came across an inspection report for a 25 year old house which was built on Permanent Wood Foundation.

She accepted the code and knowledge of the alarm months ago.Any advice would be greatly helpful sorry if a lot of this seems like i'm babbling we are just in a stressful situation.Even now we caught her lurking around inspecting the property without any notice.

I was able to work with the new company to get the inspection and everything done.  

Getting pro pictures and a pre-inspection are key to a quick and smooth home sale.

As far as the pest if you really want some clarity and back up you can hire someone to inspect the premises and get a report.

So far, I'm thinking inspection contingency, attorney contract review and acceptance, review of leases, financing contingency, estoppel agreements to prove the ownership of appliances and the status of deposits (many deposits on file are far lower than the monthly rents and sellers in Ohio regularly lie about who owns appliances and what the actual deposits on file are), unless there is a better way to approach this?

Their deposits will be returned as soon as I have inspected the empty unit.

At final inspection he had brought in 3 new tenants and was waiting for them to move.
