@San ThikeI was going to chime in with our experience there, but @Joanna Rinella is our boots on the ground so I'll let her tell you! 

I don't have a team or have any boots on the ground. 

As Engelo and I have discussed numerous times- if you buy in the hood with no advisor support and lacking management and boots on the ground you will fail spectacularly...the same as you will in any market regardless of the ease of success. 

Prices in Dallas are way up and I don't see alot of opportunity for out-of-state investors to make good return absent boots on the ground and access to off-market (real) deals. 

I can give you some boots-on-the-ground information about the block that your property is located on. 

If you dont have a trustworthy partner with "boots on the ground" I would be cautious...although I find it interesting that this made it onto a TED stage.

There are great opportunities for investors in Toledo but I highly recommend working with an agent who is boots on the ground and actively investing in the market.

People always talk about having "Boots on the Ground" where you invest but how do you know you can trust those boots.
