It's a drag getting out of bed, but as soon as I get to work and put in my headphones and crank through the BP podcast my whole demeaner changes. 

How large is the home, ie beds, and baths? 

They were two bed one bath units, about 850 SQFT each, and they were in horrible condition.  

It’s a small two bed one bathroom as most of the houses are in the area.

So found a great 3 bed, 3 bath all brick.  

If it's 2 baths and 2 beds you'll attract roommates.  

I just wanted to ask this before I go to bed.

For good measure I'd also like to put acoustic sound panels in the living/bed room and do whatever else I can (again, without making a big mess).

You need the property to fit in a box, 2-4 bed, 1-2 bathrooms, X square feet, in a specific price point, built between 1960-2000, on a slab, block construction, priced between $100-$250, to get a return of X%.

For a buy and hold it's 1 to 2 bed room or duplex.My flips are 3 bed or larger.
