In my area, there are a few ways that the title search info can be uncovered (other than hiring it out to a title company).

Personally I don't rent to people that are fresh out of prison because it's too easy for them to quickly relapse and have their life fall apart again leaving me to deal with the drama.

Right now the 3BR unit is freshly renovated and renting for $725 a month, the 2BR has an PITA inherited tenant in it and needs around 10K-15K in renovations, but is rented for $530.

@Roy N. if the tenant wants to be a wise a$$ when they already know I have expressed displeasure at them ...Luckily for me my tenants know to show better proof than a narrow patch that was freshly mowed; they know I might visit again anyway. 

I have a good feeling about this community; nobody has tried to up-sell me or back funnel me into anything, or try to send me to their Webpage full of Gurus and "must have" if you wan to" get rich" packages.What a breath of fresh air this is!......

Also, I needed to upgrade the exhaust pipe to a stainless steel double walled pipe so it could exhaust and pull in fresh air through the same pipe.

I always re-stain these so they have a freshly finished look.I also never put in expensive counter tops.
